Gauteng Retail Properties with High Traffic Volumes

Kyalami Corner

 

Located at the corner of the R55 and Main Road (M71), this is one of our newest Gauteng retail properties. The elegant lifestyle centre opened its doors for trading in April 2017. The centre meets the shopping, lifestyle, and convenience-shopping needs of residents in the Kyalami residential area and its surrounds. It features an energy-efficient design in line with the worldwide trend towards sustainable developments. Among its prestigious flagship tenants are Checkers, Woolworths Food, and a Virgin Active health club. The centre has a total of 97 tenants. Several eateries and restaurants form part of the tenant profile, including Salsa Mexican Grill, The Baron, Jackson’s Real Food Market, and Piza ? Vino. With more than 10 000 households in the target area, the mall has a large customer base to draw from. The majority of shoppers are employed, with 33% of them coming from the upper-income groups; in fact, most of the shoppers fall within the middle- to high-income groups. Females make up most of the shoppers.

 

Maponya Mall

 

Located at 2127 Chris Hani Road, Maponya Mall is one of our popular Gauteng retail properties in the south of Johannesburg. It caters mainly to the shopping needs of people living in Soweto. Boasting a modern interior and exterior, this 70 000-m2 shopping mall is home to many top brands. With a wide selection of stores, the centre caters to the banking, fashion, food, and entertainment needs of its shoppers. It is one of our Gauteng retail properties that is particularly close to public-transport nodes, the Soweto Department of Home Affairs (3,5 km), and SASSA (4,2 km). The target audience covers everything from lower- to higher-income earners in the region.

 

The audience can be divided into two clusters, with the majority being black females in the age group of 30 to 40 years of age from the Living Standards Measure (LSM) 5-7 income group. These shoppers are the decision-makers of their households with several dependants living in their homes. As many as 53% of these females visit the mall because of its proximity to their homes. The smaller cluster of 20% black females consists of shoppers in the age group of 20 to 30 years from the LSM 7-8 income groups. They live in Soweto but work outside the city. They are highly mobile and able to plan their trips to the mall.

 

Among the 184 tenants, Pick n Pay, Edgars, and Woolworths are the anchor tenants. Several national brands have stores in the centre, including Mr Price, Truworths, Clicks, and Ackerman’s. Ster Kinekor is also present, while two health clubs cater to the fitness needs of residents. Fast-food outlets such as Debonairs, Steers, Spur, Wimpy, and KFC are also present. Several major banks have branches in the mall. The mall has a trading density of R 25 582/m2 and an annual foot count of 11 616 387 as measured in 2015. Over 3000 open parking bays are offered free of charge. As many as 50% of shoppers commute to the mall via public transport, with 30% using private vehicles and 20% being pedestrians.

 

Hazeldean Square

 

Located at 1 Silverlakes Road, this lifestyle centre caters to the convenience-shopping needs of people from Wapadrand, Silverlakes, Shere, and surrounding areas of Gauteng. The 18 681-m2 open-air centre boasts medical facilities, a car wash, and branches of Pick n Pay, Woolworths Food, Dis-Chem, and many eateries among its tenants. Shoppers come mainly from the age group 35 to 40 years, with females making up 57% of the shopper profile. Most shoppers are white Afrikaans speakers and fall within the LSM 10 income group. The monthly average income is above R30 000 per household, with an employment rate of 77%. The majority have mobile phones with 66% having Internet access. The catchment area consists of more than 76 000 households with 12 940 buying decision-makers. The centre has a total of 36 tenants, with a Virgin Active health club amongst its anchor tenants.
